Home Selling Tips - Homes Listed in the Fall Are More Likely to Sell in 6 Months or Less.
It's true that spring is the busiest season in the real estate marketing but did you know that homes put on sale in the fall are more likely to see within 6 months than those listed in the spring and spend 6-8 fewer days on the market. The following are some tips to helping your home sell this fall and winter...
Prepare For the Colder Weather
Your HVAC system and drafts are going to be on peoples mind in the winter so make sure they are running great and your drafts problems are corrected. Charge you air filters, add some weather stripping, clean/inspect your chimney if you have a fireplace, etc. If you need some new doors or windows, now is the time.
Don't Forget to Add Some Curb Appeal
Your grass will probably be yellow and your tree's leaves will be falling so keep everything as tidy as possible. Get that last mow in and make sure your leaves are raked. Remove dead plants, and flower from pots and window boxes. Maybe some outdoor furniture added to the porch will look good. Seasonal decorations in moderation will look nice and welcoming. If you have pictures of your home in the summer, those will probably be better for the online listings but you could pepper them with pics of the house during other seasons as well.
Keep it Warm Enough In Your Home
Naturally, keep the thermostat at a comfortable level for guests. Don't seal off rooms for the winter. Warm paint colors within reason can help warm up a room through the winter months. Use fall and winter smells like pine needles, cinnamon, peppermint and pumpkin pie to your advantage to make the house feel cozy and welcoming.Selling Price Matters in the Fall and Winter Months
Avoid make your listing price too hight in the fall and winter months. Take advantage of having fewer homes on the market during the fall and winter months.
