Home Buying Tips - Questions You Should Ask About Each Room of a Home During Visits or Open Houses

You start envisioning your future there sometimes without asking the probing questions you should ask before you make a major purchase. The following are some questions broken down room by room that you should ask the realtor during your visit or open house...

Questions to Ask About The Kitchen

  • When was the last remodel?
  • How old are the appliances?
  • Do all of the appliances work?
Know that on average refrigerators last 11 years; gas ranges, 16 years; electric ranges, 14 years; range hoods, 14 years; ovens, 14 years; and dishwashers, nine years.

Questions to Ask About the Living Room

  • How old if the flooring?
  • If carpet flooring then... What's under the carpet?
  • Is what's under the carpet in good shape?
Questions to Ask About the Bedrooms
  • What are the dimensions of each room? Will your furniture fit?
  • Measure the rooms yourself if the dimensions on the listing sheet feel unreliable.    

Questions to Ask About the Bathrooms

  • Does all the plumbing work? Test it!
  • Does the house have good water pressure? Test it!
  • Does the water heater work? Test it!
  • Are there any leaks? Look and test all facets!

Questions to Ask About the roof

  • When was the last new roof added?
  • What kind of roof is it?
Depending on roof type, a roof could last between 15 and 50-plus years. Asphalt shingles last 15 to 20 years; metal roofs last 20 to 40 years; wood shingle and shake roofs last between 20 to 30 years; and tile and slate roofs last 50 years or more.

Questions to Ask About an Add-on

  • Is it a legal addition? Has it passed all building inspections?
If it's not up to code or not a legal addition that it could be a show stopper!

Questions to Ask About the Yard

  • Where does the property line begin?
  • Where does the property line end?
  • How much land comes with the home?
  • Will the things in the yard be staying? ie. Shed, play equipment, etc.
  • What are the homeowners' association rules on fencing, pools, etc., if anything?

Questions to Ask About the House in General

  • Are any of the systems in the home covered by home warranty? ie. appliances, electrical, heating, air-conditioning plumbing, water heaters, etc.
  • What are the utility costs? Can I see some past bills?
  • Have the systems in the house been serviced regularly? Can I see the records?
Ask now before you own the problems! The walkthroughs and visits are setup so that you can ask questions about the property. Don't be shy!
