The agent you hire should be extremely familiar with your area, school system, culture, etc. and have experience selling property in your area.

Don't Underestimate or Skimp On Staging

If mostly families are looking at homes in your neighborhood then stage one of your rooms as a nursery.  If a lot of single professionals will be looking at your home then stage a room as an office. If you have a bunch of rooms... do both!

Photos of Your Property are Key

With so much of today's decisions about which house to visit laying at the fee of the internet, your pictures have to be perfect to get traffic. This is a place to splurge on a professional photographer.

A 3D virtual tour will really help your property stand out in a very competitive market. Drone photography can give you some looks from above that just weren't affordably possible even a few years ago.

A fresh coat of paint is the most inexpensive way to make your home look and smell newer! Make the new paint colors neutral and light to make things feel larger and brighter. Bold colors could be a turnoff to a seller if they don't like the color.

List Your Home at the Right Price the First Time

Price your home right at the start and you have a better chance to sell and sell near the amount you want. You don't want your home languishing on the market and you don't want to walk away from any cash because you're too anxious. You need to find the right price and a great realtor is your best resource!

Don't Blow off 1st offers

Not all first offers are bad. You can counter but don't cocky! Treat all offers with respect and think them through.
